Short answer

On RealtyTerminus a realtor website costs CA$65/yr on Basic (your own domain, listings you add yourself) or CA$126/yr on the MLS plan (your MLS® listings added automatically), plus taxes. Add your domain (often $15–30 a year) and any $5 add-ons you choose. You can try it free for 30 days with no card.

“How much should my website cost?” is one of the first questions new agents ask, and the answers online range from “free” to “ten thousand dollars”. Both can be true. The price depends on what you’re buying: a do-it-yourself builder, a real estate platform that includes MLS® listings, or a designer’s time. This guide breaks the cost into the parts you actually pay for, and shows exactly what a RealtyTerminus website costs.

The five things you pay for

Every realtor website, whoever builds it, is made of the same five costs:

  1. The platform — the software and hosting that keep your site online, usually a monthly or yearly subscription.
  2. Listings — your own listings added by hand, or MLS® listings that arrive by themselves through a feed. Some boards charge a data fee.
  3. Your domain — yourname.ca or yourname.com, bought from a registrar and renewed every year.
  4. Design and setup — a template you fill in yourself, a setup service, or custom design.
  5. Your time — writing your bio, choosing photos, and keeping the site current. It’s the cost people forget, and it decides whether the site works.

DIY real estate builders

A builder made for realtors gives you templates designed around listings, a lead inbox and the pages agents need (about, buying, selling, home valuation, blog). You fill it in yourself. This is the lowest-cost way to get a professional site on your own domain. On RealtyTerminus, Basic is CA$65/yr with your own domain and listings you add yourself; the MLS plan is CA$126/yr and adds your MLS® listings automatically. You can try either free for 30 days with no card.

General website builders

General-purpose builders are great for many businesses, but they aren’t made for Canadian real estate: MLS® listings, listing pages with a Sold state and a brokerage footer on every page usually need extra plugins or a second subscription. A builder made for realtors has these from day one.

Custom design

A designer or agency builds a one-off site, usually on WordPress plus an IDX plugin. Quotes vary widely, and you still pay for hosting, the IDX plugin and updates afterwards. It makes sense for large teams and brokerages with a strong brand to protect. For most individual agents, a good template plus great photos does the same job.

Costs people forget

  • Your domain. You buy your domain from any registrar and connect it to your RealtyTerminus website. A .ca or .com is often around $15–30 a year at common registrars.
  • MLS® data fees. On RealtyTerminus your MLS® listings come through CREA DDF® and are included in the MLS plan — there’s no separate per-board fee.
  • Add-ons. Extra pages, community or building pages, premium templates or priority support. On RealtyTerminus each add-on is $5/month or $50/year, and you only add the ones you use.
  • Email. A professional address ([email protected]) comes from your email provider, not your website. Your website should never require you to move your email.
  • Photos. A professional headshot is worth more than any template upgrade.
  • Switching. Moving later costs time. Choose a provider that lets you export your content and leads.

How to choose for your stage

Newly licensed

Keep it lean. A DIY site on your own domain with your brokerage details, your bio, a contact form and a few helpful blog posts is enough to look established. Add MLS® listings when you have listings to show. Our new realtor website checklist covers what regulators expect.

Active agent with listings

Automatic MLS® listings save retyping and keep your site current, which matters to buyers and to regulators. Read CREA DDF® vs IDX to see which feed you need, then how to show MLS® listings on your website.

Team or brokerage

You need a roster, consistent branding and someone who owns updates. See the brokerage website guide. If your recruiting depends on office-wide IDX search across many boards, a full-service platform may suit you better, and that’s fine.

What a website should earn back

A realtor website rarely sells a home on its own. It earns its cost in three quieter ways: it makes you look current when someone checks you out after a referral, it captures the occasional enquiry from a buyer or seller who finds you on Google, and it gives you somewhere to send people that you control. One extra deal a year pays for any of the options above many times over. What doesn’t pay is a site that hasn’t changed since you launched it — so pick something you’ll actually update. Live edit is how we make that part easy.

Questions

What is the cheapest way to get a realtor website in Canada?

A DIY real estate website builder on a yearly plan. On RealtyTerminus, Basic is CA$65/yr with your own domain and listings you add yourself, and you can try it free for 30 days first. Add your domain from any registrar.

Do I pay extra for MLS® listings?

Not on top of the plan. On RealtyTerminus the MLS plan (CA$126/yr) includes MLS® listings via CREA DDF® for REALTORS® whose brokerage participates in DDF® (every province except Quebec and Manitoba).

Is the domain name included?

No — you buy your domain from any registrar (often $15–30 a year) and connect it to your RealtyTerminus website in a few steps. The free trial uses a free yourname.realtyterminus.net address.

Should I pay for a custom-designed website?

Only if you need something no template does. A template on a good platform already looks professional on phones and computers. Spend the difference on photos, writing and your own time instead.

Are prices in CAD?

Yes for Canadian websites: RealtyTerminus bills in CAD (and in USD elsewhere, at the same number), plus taxes.
